Who we are

Lago Vista Watchdog is published by Eucalypt Studio LLC, a Texas limited liability company doing business asLago Vista Watchdog. In these terms, “we,” “us,” and “our” mean Eucalypt Studio LLC. By using this site, you agree to these terms. If you do not agree, please do not use the site.

We are not part of the City of Lago Vista, and the city does not review our stories before they run.

Using the site

Reading the site is free, and you do not need an account.

Please use the site lawfully. Do not try to break into it, get around its security, overload it, or get in the way of other readers.

Search engines and AI tools may read and index our pages. We publish a guide for them at /llms.txt. Please keep automated requests at a reasonable pace.

We may change, pause, or remove any part of the site at any time.

Our reporting

Our stories report on the public meetings and public records of the City of Lago Vista and its boards. AI helps us read meetings and write first drafts, and AI models from different companies check each other. A person checks every claim against the public record it cites before a story runs. Read how we work.

We work hard to get every fact right, but AI makes mistakes, and so do people. Each story is accurate to the best of our knowledge as of the date it was published or last updated.

Our stories are news reporting. They are not legal, financial, tax, or real estate advice. Every story links to the records it cites, so check those records before you rely on a fact for a decision.

If you find an error, please ask for a correction. We review every request, correct the story, and note what changed and when.

Reusing our work

Our stories, podcasts, illustrations, charts, and site design belong to Eucalypt Studio LLC. All rights are reserved, except as these terms allow.

You may quote short passages from a story and share links to it. Credit Lago Vista Watchdog and link to the story. Where you can, also link the original public record it cites.

To republish a whole story, podcast, or illustration, or a large part of one, ask us first. You need our permission in writing.

Public records we post, such as agenda packets, minutes, and records released under the Texas Public Information Act, are not ours, and we claim no copyright in them. Other documents we post as exhibits belong to their authors.

Meeting video clips come from the city's public meeting video. Images marked AI illustration are not photographs. Our image and video credits page lists the source and license of every image, clip, and map.

Nothing in these terms limits fair use or any other right the law gives you.

Email alerts

You can sign up for free email alerts. Your address goes on the list only after you confirm it from the email we send. Every email has a link to change what you get or unsubscribe, and it takes effect right away. We never sell, rent, or share the list. Our privacy policy explains what we keep.

Memberships

Memberships are optional. Every story stays free whether or not you pay. Members choose an amount and pay monthly, yearly, or once through Stripe, our payment company. Read about memberships.

A membership is a payment to Eucalypt Studio LLC, a for-profit company. It is not a donation, and it is not tax-deductible.

Monthly and yearly plans renew on their own until you cancel. A one-time payment makes you a member for one year and never renews. If we change a plan's price, the change applies only to later payments, and we will email members before it takes effect.

You can cancel at any time, and you will not be charged again. You stay a member until the end of the time you paid for. We do not give partial refunds for time already paid. If you were charged by mistake, tell us and we will make it right.

A membership buys no say in what we cover or how. Members get a member line in their email alerts and, if they choose, a name on our supporter wall after the editor approves it. Our privacy policy explains what we and Stripe keep.

Sending us records

You can send us tips, corrections, and records. Please send only material you have the right to share. We decide what to report, so we may not use what you send, and we may not reply to every message.

When you send us records, you allow us to quote them, publish them, and host them as part of our reporting. We remove your private details first, and we tell you before your records appear in a story.

We never publish your name, email, address, or anything else that identifies you unless you ask us to. See how we protect you. Sending us something does not make you our client or employee, and it does not create any other legal relationship between us.

Our stories link to records and pages on other sites, such as the city meeting video archive and agenda portal. We do not control those sites. Their own terms and privacy policies apply.

No warranty and limits

We provide the site and everything on it as is and as available. To the fullest extent the law allows, we make no promises of any kind about it, express or implied.

To the fullest extent the law allows, we are not liable for any indirect, incidental, or consequential damages from using the site, or for any loss that comes from relying on it instead of the original records.

Texas law

Texas law governs these terms, without regard to its conflict of laws rules. Any dispute about these terms or the site will be decided in the state or federal courts in Travis County, Texas, and you and we agree to those courts' jurisdiction.

If a court finds part of these terms unenforceable, the rest still applies.

Changes and questions

We may update these terms. When we do, we will change the date at the top of this page. If you keep using the site after a change, you accept the new terms.
